Electrical Installation Condition Reports (EICR reports) and inspections are very important to landlords and letting agents. By law you need to ensure that you have taken precautions to prevent the risk of fire, personal injury and even death.
To ensure that you have complied with safety regulations it is recommended that you carry out a periodic test inspection of your electrical system, and provide copies of the report to your tenants.

EICR regulations have now changed…
Electrical installation condition reports (EICR) are now a key part of electrical safety, Landlords have the responsibility to ensure that a tenanted property has an electrical installation that is safe to use by its tenants.
As of 1st April 2021, it is now a legal requirement to have a EICR performed on all properties with existing tenancies. The new rules will apply to all existing lets. Even if your tenancy is already underway and you have no plans to renew, after 1st April 2021, you will need to have an EICR or you could face fines.
Electrical equipment should be kept safe, this includes all portable appliances
The best thing for this is a portable appliance test. Here at Current UK Electrical we carry out PAT testing including a certificate upon completion from £65 +vat if on site carrying out an EICR . Below is a small list for an example of appliances that will need PAT testing;
